When well-trained notaries carry out duties that extend their capabilities beyond general notary work, such as a professional at the real estate signing table, acting as the closing agent liaison for lenders, title companies and escrow agents, these are some of the various factors that come into play and as they calculate a fee attached to their services:
Size of the closing package (How many pages? It could be as many as 500 pages if it’s a commercial loan, or only 250 if it’s a HECM), to be printed in duplicate.
Number of notarizations. As many as twenty notarizations in one package is possible. That translates into more than a mere stamp. It’s completing identifying information, ‘by’ lines, signatures and journal entries.
Other nuances of the deal, such as a needed Power of Attorney; transactions occurring in a witness state; a novice at real estate closings moving cautiously towards the last document to sign; and likely, the signing agent is required to ‘scan back’ the signed version to the title company, ‘tout de suite’ (meaning done without delay!). There are many possible nuances.
